Factory Built Housing Industry Definitions

Mobile Home. A home on a steel frame/chassis that provides the permanent support for the home and constructed prior to June 15, 1976 may or may not have been constructed to a voluntary industry code is a mobile home. Mobile homes are NOT eligible for FHA, Fannie Mae or Freddie Mac financing.

I can provide financing for home only, land/home packages, permanent foundation or not.

Manufactured Home. A home on a steel frame/chassis that provides the permanent support for the home and constructed to the HUD building code after June 15, 1976 is a manufactured home. A manufactured home is eligible for FHA, Fannie Mae or Freddie Mac financing.

I can provide financing for home only, land/home packages, permanent foundation or not. Foundation may be included in financing and installed during escrow

Modular Home. A home on a steel frame/chassis that provides the permanent support for the home and constructed to a local building code such as BOCA, UBC, etc, etc, etc is an on frame/chassis modular home and would NOT be eligible for Fannie Mae financing. It could be eligible for Freddie Mac or FHA financing.

OR

A home constructed in the factory without a permanent steel frame/chassis and constructed to the local building code such as BOCA, UBC, etc, etc--hauled to the home site on a temporary steel undercarriage or a low boy trailer is a modular home that is considered the same as an on site built home and is eligible for Fannie Mae, Freddie Mac, and FHA.

I can provide construction to perm financing. Must be on approved foundation.

All are eligible for VA financing.
